Renting a parking space in Dubai: common questions

Is it legal to rent out a parking space in a Dubai building?

Usually yes, as long as the building allows it. Most towers need written approval from building management or the owners association before a bay can be used by someone who does not live there, and they often register the renter's car plate. Every owner on Pistons.AE confirms they have that approval. Ask to see it before you pay.

How much does a monthly parking space cost in Dubai?

It depends on the area and the type of bay. Private building bays in busy areas such as Dubai Marina, JLT, Downtown and Business Bay are commonly advertised at around AED 400 to 800 a month, and basement or covered bays cost more than open-air ones. Every spot on this page shows its monthly price up front.

What is the difference between basement, covered and shaded parking?

Basement parking is on an underground level of the building, covered parking is in an indoor podium or multi-storey car park, and shaded parking is an outdoor bay under a shade structure. Basement and covered bays keep the car out of the sun and dust, which matters in the UAE summer.

How do I get access to the car park?

The owner normally hands over an access card or remote, and some buildings register your plate number at security. Agree the handover, the deposit for the card and who to call if access stops working before you start.

Is a private parking space better than a Parkin monthly permit?

A Parkin or RTA monthly subscription lets you park in public paid parking within a zone, but it does not reserve a bay and you may still have to search for a space. A private building bay is yours alone, usually covered, and right where you live or work.

How do I pay, and is there a contract?

You agree the rent, the minimum term and any deposit directly with the owner. Pistons.AE does not take payments. Put the terms in writing, see the bay and the building approval first, and never pay a deposit before viewing.
