You can usually rent out the parking bay that came with your Dubai flat, but your building decides, not you alone. Get written approval from building management (and your landlord, if you rent), set a price close to similar bays nearby, which is typically AED 250 to 600 a month, and agree the terms in writing. Listing it on Pistons.AE is free.

Can you rent out a parking space in a Dubai building?

Often yes. Under Dubai’s jointly owned property law, Law No. 6 of 2019, a bay assigned to a flat is part of that flat and can’t be sold separately. Owners can lease their unit, but owners and tenants both have to follow the building rules set by the owners association and management.

We found no RERA or Dubai Land Department rule that allows or bans renting a bay to another driver. In practice it comes down to who you are:

  • You own the flat. Check the bay is yours on the title deed, then ask building management in writing whether an outside car can use it. Many buildings register the renter’s plate or issue an access card.
  • You rent the flat. You also need your landlord’s written consent. Lawyers quoted by Khaleej Times in January 2026 said tenants can’t rent out parking on its own without explicit approval in their contract.
  • Your community uses resident permits. Informal deals may not count. In Discovery Gardens the operator said third-party parking arrangements are “not valid under the approved rules”.

Some communities make it easy: JLT’s management, Concordia, runs a scheme that lets owners lease their bays. This isn’t legal advice. If in doubt, ask your building management first.

How much can you rent your parking space for?

Private bays in Dubai are advertised at about AED 250 to 600 a month, or AED 5,000 to 7,000 a year when residents rent to each other (Property Finder, March 2026). Covered and basement bays in Dubai Marina, JLT, Downtown and Business Bay get the most. An open-air bay in a quieter area, like the Al Barsha bays reported at AED 200 to 250 (Khaleej Times, April 2025), gets less. A longer minimum term can justify a slightly lower monthly price.

For comparison, a Parkin card costs AED 525 a month and doesn’t guarantee a space, which is why drivers pay for a named bay. See our guide to monthly parking in Dubai.

How to rent out your parking space

  1. Get approval in writing from building management or the owners association, and from your landlord if you’re a tenant. Ask how a renter’s car is registered and whether an extra access card has a fee or deposit.
  2. Take two photos: the bay itself and the car park entrance. Use the building name people know.
  3. List it free on Pistons.AE. It takes about two minutes, and renters can message, call or WhatsApp you directly. There’s no commission.
  4. Agree the terms in writing. Even a WhatsApp message works: the bay, the rent, the minimum term, any deposit, the notice period, and what happens if the access card is lost.
  5. Hand over access and register the renter’s plate with security if your building asks.

When it’s rented, mark it as rented so the messages stop, and relist it in one tap when it’s free again.

Frequently asked questions

Is it legal to rent out my parking space in Dubai?

We found no Dubai rule that bans it, but your building’s rules apply. You need written approval from building management, and your landlord’s consent if you’re a tenant.

Do I pay Pistons.AE anything?

No. Listing is free and you agree the rent and deposit directly with the renter.

Will my bay number be public?

No. Your listing shows the building and area. You share the exact bay when you meet the renter.

What if the renter stops paying?

Take rent monthly in advance, so you’re never owed more than a month, and write the notice period and what happens if rent is late into your agreement.
