You can usually rent out the parking bay that came with your Dubai flat, but your building decides, not you alone. Get written approval from building management (and your landlord, if you rent), set a price close to similar bays nearby, which is typically AED 250 to 600 a month, and agree the terms in writing. Listing it on Pistons.AE is free.
Have a bay you don't use?Owners earn about AED 250 to 600 a month. Listing is free.List freeOften yes. Under Dubai’s jointly owned property law, Law No. 6 of 2019, a bay assigned to a flat is part of that flat and can’t be sold separately. Owners can lease their unit, but owners and tenants both have to follow the building rules set by the owners association and management.
We found no RERA or Dubai Land Department rule that allows or bans renting a bay to another driver. In practice it comes down to who you are:
Some communities make it easy: JLT’s management, Concordia, runs a scheme that lets owners lease their bays. This isn’t legal advice. If in doubt, ask your building management first.
Private bays in Dubai are advertised at about AED 250 to 600 a month, or AED 5,000 to 7,000 a year when residents rent to each other (Property Finder, March 2026). Covered and basement bays in Dubai Marina, JLT, Downtown and Business Bay get the most. An open-air bay in a quieter area, like the Al Barsha bays reported at AED 200 to 250 (Khaleej Times, April 2025), gets less. A longer minimum term can justify a slightly lower monthly price.
For comparison, a Parkin card costs AED 525 a month and doesn’t guarantee a space, which is why drivers pay for a named bay. See our guide to monthly parking in Dubai.
When it’s rented, mark it as rented so the messages stop, and relist it in one tap when it’s free again.
Drivers tell us which areas they need a bay in. These are the requests from the last four months:
We found no Dubai rule that bans it, but your building’s rules apply. You need written approval from building management, and your landlord’s consent if you’re a tenant.

Take rent monthly in advance, so you’re never owed more than a month, and write the notice period and what happens if rent is late into your agreement.
